What’s a HERS Rating?
Home Energy Rating System (HERS) ratings involve a computer analysis of your home’s construction plans combined with onsite inspections and performance testing to arrive at a HERS Index. The HERS Index is on a 0-100 scale, with 0 being a Zero Energy Home and 100 being a home built to 2006 international energy code.
Our Raters work with you during early design to help you explore all the options to make your project as energy efficient as possible, keeping in mind your budget and other concerns such as code compliance, indoor air quality, and aesthetics.
We conduct rigorous plan reviews to ensure the architect’s plans match what we have in the energy models.
During construction, our Raters conduct on-site inspections and performance testing. This ensures that the contractor is building the project according to your plans.
At the end of construction, your HERS rating goes through third-party quality assurance and is uploaded to the National Registry, a public database of all HERS Rated Homes. You will also receive a certificate as proof that your project has earned its HERS Index.

Why are HERS Ratings Beneficial?
One of the biggest benefits you can gain from a good HERS rating is being able to acquire an Energy Efficient Mortgage (EEM) for your home. Borrowers can qualify for these larger mortgages as a result of having a low HERS rating and, thus, an energy-efficient home. Because energy-efficient homes use less energy, they are lower in cost to operate from month to month, and these savings in energy costs can qualify homebuyers for EEMs.
A home’s HERS rating is now a part of the Multiple Listing Service (MLS) for good reason—a good HERS rating brings added value, higher prices, and quicker sales.
Whether required or not, a good rating can set a builder or realtor apart from their competition and give conscientious potential buyers a reason to do business with them over anyone else.
