Project Details:

Celebrating traditional Caymanian architecture with a modern twist and emphasis on sustainability, the homeowners’ passion for fishing, cooking, and entertaining are exemplified throughout their home.

After a great day of fishing, the boat is tied up and the day’s catch is dressed at the cleaning station on the dock. Dinner is prepared in the stylish indoor kitchen, while fish grills outside. The doors in the central living space are open allowing friends and family to mingle inside and out while enjoying views of the canal over the unbroken line of an infinity-edge pool.

Practical sustainability is fundamental to the design of this home. The objective was to create a simple and cost-effective building envelope so resources could be invested in interior finishes, sustainability, and entertainment features. Infrastructure for future enhancements, including PV and atmospheric water harvesting, were planned and implemented. This home demonstrates that a stylish and sustainable custom home can be cost-effective and realize the Caymanian lifestyle.

Challenges:

The beautiful part about this project was there were no real challenges. We were able to use assemblies, systems, and strategies that we used on numerous houses in the Caymans.

Solutions:

• HERS Index of 42 (this home uses 58% less energy than a standard house)
• Over 19,000-gallon cistern provides all water for landscaping and flushing toilets and can provide an emergency water supply during a hurricane
• Materials are all low VOC which contributes to good indoor air quality
• The HVAC system uses MERV 13 filters (the highest rating typically used in residential construction)
• Overhangs on the south side provide shaded outdoor space and block summer sun, helping to reduce cooling needs
• A Trades Training kicked off construction to educate the Owner, Contractor, and Subcontractors about LEED and building science
• LED lighting throughout
• Future 7.8 kW PV array will allow the house to operate at electric net zero
• Unique design to use natural air movements to enhance cooling and reduce energy use

  • Reduction of Carbon Dioxide – 6.7 tons/year
  • Reduction of Sulfur Dioxide – 24.7 lbs/year

Project Details:

Crystal Harbour embodies the modern Caymanian lifestyle with a minimal environmental impact. The homeowners wanted a design to provide privacy from neighboring properties while capturing views of Governor’s Harbor and embracing their love of the outdoors. A high-performance sustainable home was of equal importance. Inspired by the maritime history of the Cayman Islands, the architecture embraces a nautical theme. From the private dock, the building presents its bold architectural stylings and welcomes visitors inside through richly landscaped gardens. Inside, the clean, contemporary lines of the structure are complemented by the colorful playfulness of finishes and furnishings. The result is a stunningly beautiful home that uses significantly less water than an average home and goes beyond Net-Zero by generating more electricity than it consumes.

Challenges:

The biggest challenges on this site were also some of the greatest amenities. The predominant NNE breeze sometimes turns into gale-force winds that held the potential to cool the human occupants or blow them away. A design that basically had two houses in one where part of the house was used year-round and the other part was used 4 months of the year. This makes trying to develop an accurate energy model for net-zero very challenging.

Solutions:

• HERS Index score of -13 (This means the home uses 113% less energy than a traditional home and produces more energy than it uses)
• 22,600-gallon cistern that harvests 100% of the rainwater that falls on the roof and provides irrigation for all landscaping
• Orientation to block undesirable winds
• Overhangs to provide shade for outdoor living spaces, reduce heat gain and lessen the need for cooling
• Hidden, 22 kW photovoltaic array to offset electrical costs
• Electric car charging station powered by PV
• Vegetated, cellular paving increases permeability and reduces resource use
• Emphasis on recycled, renewable, and non-toxic materials
• Motorized shades controlled by photocells to reduce solar heat gain

  • Reduction of Carbon Dioxide (CO2) – 28.5 tons/year

Periwinkle is a housing development that will connect people to one another and their environment, to establish a genuine sense of place. The Periwinkle design team has combined all the fantastic attributes of living in the Cayman Islands, with the principles of new urbanism. This includes a strong focus on a thriving community, sustainable living, and enjoying Cayman’s world-class waterfront living.

Periwinkle is in an amazing location, close to Grand Harbour, within walking distance to shops and restaurants, and a short drive to George Town and 7 Mile Beach. The outstanding amenities combined with the beautiful architectural and interior design options will make Periwinkle one of the most sought-after neighborhoods in Cayman. “Community” is at the heart of the development, and this is epitomized by the LEED sustainability certification that will be the first of its kind on this scale, in the Cayman Islands.

For many of us, living more sustainably is attractive but often seems a little out of our reach. Periwinkle will be the first community to be LEED-certified in Cayman, the pinnacle of green accreditations. At its simplest, this means a significant saving on monthly bills, as each home has energy efficiency built into its core. Solar power will be the main source of energy for homes, street, and dock lighting and Periwinkle kitchens will be powered by natural gas and fitted with appliances that have the highest energy efficiency ratings.

Being part of a LEED-certified community is more than energy-saving however – it means an incredible amount of thought has gone into the entire building process, positively impacting the home environment, and reducing the effects we have on the local environment. Building and landscaping materials used in LEED-certified homes and the community amenities are free from toxins and chemicals, limiting the impacts on the environment in the past and in the future. A LEED home also has superior air quality, ensuring Periwinkle families are surrounded by a healthy living atmosphere and environment.

This Contemporary home, located in West Bay, Grand Cayman, showcases the integration of sustainable building techniques, products, and systems optimized for a hot and humid climate. The project utilizes site-specific and climate-driven solutions for solving key green building challenges on an island where energy is expensive, water resources are limited and building products are imported. The design reinterprets traditional Caribbean vernacular to incorporate today’s family lifestyles, technologies, and products appropriate for a custom home in a high-end resort setting. The project illuminates the potential of a home that meets the desires, needs, and expectations of its inhabitants while being energy-efficient, durable, and cost-effective.

Challenges:

This was the first LEED project and for that matter aggressively energy-efficient project on the island. The was the first time local mechanical engineers were being challenged on equipment sizing and the local government learning about the low-impact results of a LEED for Homes Project
