Project Details:

This project is a market-rate multifamily housing project consisting of a renovation and remodel of 4 buildings (96 units) that were built in the 1960s.

Challenges:

Very inefficient existing building with little to no insulation and no ventilation required a lot of brainstorming to achieve the program requirements.

Solutions:

Increased building envelope performance, equipment improvements solar thermal for domestic water, and whole building green screens helped this project achieve a HERS index in the low 70’s

RESULTS:

  • Reduced Green House Gas Emissions by an average of 61.6% (estimated to save 774,262.5 lbs per yr) and reduce annual end-use energy costs by an average of 58.9% (average unit utility cost of $270 per year)

Project Details:

Two identical buildings each are 74-unit Income Restricted Senior Living apartment buildings with a community building.

Green Insight’s scope of work included working with the contractor before design started to identify cost-effective design solutions, LEED for Homes credit verification and testing during construction, energy modeling, building material assessments, review of specifications, construction documents, and project submittals.

Challenges:

Assisting the developer and builder, that did not really want to build a LEED-certified building, build to the required LEED Silver or better certification level. Trying to obtain their buy-in and get them enthusiastic to build green.

Solutions:

Show them how, using basically the same building materials, to build a better building. Basically, showing them that building a LEED certified more energy-efficient building with good indoor air quality was not as hard or difficult as they thought it would be.

RESULTS:

  • The first project Vista Del Sol was challenging but we got it LEED Silver Certified. The second project went smoothly and obtained LEED Silver Certification

Project Details:

Multifamily Farmers Work Force Housing project (Phase 1 was 4 multifamily buildings = 30 units plus a community building and Phase 2 was 4 multifamily buildings = 30 units) in Hatch, NM. Challenges:

The Village of Hatch, New Mexico sits on a floodplain that is periodically deluged with stormwater. There have been numerous floods over the years causing many millions of dollars in damage. The worst flooding episode was in 2006. In response to this natural hazard, the project team was tasked with developing a design that protected the new project from stormwater events and improve the surrounding infrastructure making the area a more sustainable and safer place to live.

Meeting Federal 45L tax credit and the Sustainable Building Tax Credit was also very challenging in this remote area of NM. The team developed many different site designs, building systems, and materials that were considered and reviewed to meet the project goals and obtain available funding.

Solutions:

The project employed energy modeling during the design phase to maximize energy savings of design features while remaining within budget. This approach allowed the project team to test and validate a multitude of components and strategies including wall systems, HVAC, windows, water heating, ventilation, and appliance options all before the final construction drawings were completed. 

The process of minimizing energy use began by reducing the heating and cooling loads of each dwelling unit through appropriate examination of wall, roof, and insulation systems. Equipment and fixtures were then selected to maximize efficiency. Finally, solar photovoltaic (PV) panels were added to generate electricity from the sun to offset the remaining energy usage.

RESULTS:

  • LEED Platinum Certified
  • NM Sustainable Building Tax Credit of $360,412.00
  • Federal 45L Tax Credit – All 40 units of this project met the 50% energy reduction requirement of the 45L which resulted in $80,000.00 of tax credit

Project Details:

Affordable Multifamily housing project (8 multifamily buildings = 60 units, one community building and one daycare building) in Hobbs, NM.

Green Insight’s scope of work included project green goal facilitation, facilitating charrettes, LEED for Homes credit verification and testing during construction, QAD review, energy modeling, building material assessments, review of specifications, construction documents, and project submittals. Modern multistory ICF building designed to meet a HERS index of 59 and obtain the NM Sustainable Building Tax Credit (SBTC).

Challenges:

For La Pradera, the developer wanted to develop a modern-style building that achieved a HERS of 60 or better and LEED certification to achieve the NM Sustainable Building Tax Credit. The biggest challenge was the project being located in a rural setting with a general contractor that didn’t build green and a limited subcontractor base that had been building the same way for a long time.

Solutions:

Building a simple regionally appropriate design building out of ICF blocks with truss roofs (highly insulated envelope) with Variable Refrigerant Flow Heat Pump HVAC System and all ducts in conditioned space. The key to getting under a HERS of 60 was the heat pump water heaters. The only grass in the project was in the Tot Lot Playground otherwise only drought-tolerant noninvasive plants were used.

RESULTS:

  • LEED Platinum Certified
  • NM Sustainable Building Tax Credit of $538,920.00
  • Home Depot Foundation grant of $2,500.00
  • 73% of the site is either vegetative or impermeable surfaces directed to infiltration
  • 73.5% savings in interior water use
  • 100% drought-tolerant plants
  • 40% or more efficient than a code-compliant home built to IECC 2004

Project Details:

This project is a “Class A” four-story apartment building of 75 units with a Yoga/Pilates studio, a community pool table room, and a rooftop BBQ/Bar. This project is in the heart of Nob Hill on a major transit line and was designed to appeal to young professionals who want a balance of luxury and sustainability. This project will achieve a HERS of 59 through a highly insulated envelope, mini-split HVAC, and a small PV array.

Included in Green Insight’s scope of work was LEED for Homes credit verification, testing during construction and QAD review, energy efficiency recommendations, building material assessments, review of construction documents, specifications, and project submittals.

Challenges:

The biggest challenge in this project was the target budget of $110 a square foot. We modeled numerous envelope designs, mechanical systems, and podium options to determine the most cost-effective build. Rebates and incentives were accounted for in every calculation.

Solutions:

Wood-framed structure with an insulation/sheathing very similar to what is now sold as ZIP wall. The units have mini splits and on-demand electric water heaters. There is a small PV system that provides all the power for the common use spaces

LEED for Homes midrise project consisting of eight luxury apartment buildings with parking decks and one clubhouse. There is a mix of 1-, 2- and 3-bedroom units for a total of 308 units.

Included in Green Insight’s scope of work was LEED for Homes Provider, QAD review, LEED AP+Homes, and providing the local HERS/Green Rater at Runbrook support during the design and build process.

Challenges:

Helping the developer and builder, that had built many luxury apartments in South Florida but nothing green, build to the City of Coconut Creek Green Building Ordinance which required LEED Silver or better certification.

Solutions:

Working within the systems the builder was used to using and working extensively with their subcontractors to find both aesthetically appropriate and cost-effective solutions.

Project Details:

LEED for Homes midrise adaptive reuse of a 9-story historic registered hotel and two new LEED for Homes apartment buildings affordable housing project. The hotel includes 31 rental lofts and 8,000 SF of commercial space and the two new buildings have a total of 28 dwelling units

Included in Green Insight’s scope of work were LEED for Homes credit verification, testing during construction and QAD review, energy efficiency recommendations, building material assessments, review of construction documents, specifications, and review of project submittals.

Challenges:

The hotel was slated for demolition when Tierra Realty Trust acquired the development rights. Numerous developers had looked to redevelop the project over many years. The environmental degradation from pigeon and time coupled with the building being historically registered made this a very challenging project. Envelope infiltration and meeting ASHRAE 62.2 was very difficult because the envelope could not be modified due to the historic registration.

Solutions:

Added interior closed-cell insulation into inside furring of the envelope, trickle vents for unit ventilation cut into windows, whole-building ventilation system plumbed through the roof, nano gel added to plaster in the historic ballroom to achieve required insulation levels. 35 kW photovoltaic system put onto new buildings roof to power the hotel common spaces and the new buildings. 80% of the units in the new buildings have a passive solar orientation.

  • NM Sustainable Building Tax Credit of $525,825.00
  • Historic Preservation Tax Credit of $118,248.00
  • Successful adaptive reuse of a circa 1929 Historic Hotel into a LEED Platinum Affordable Housing project
