This is a LEED® for Homes Gold registered project consisting of 49 market-rate townhomes. This is the first of two phases of development for this property. Phase 2 will consist of detached single-family homes.

Included in Green Insight’s scope of work was LEED for Homes credit verification, testing during construction and QAD review, energy efficiency recommendations, building material assessments, review of construction documents, specifications, and review of project submittals.

Challenges:

Fort Collins, Colorado residential code is very strict and by itself gets all homes in its jurisdiction fairly close to LEED for Homes certification. A few modifications were made to the project to meet LEED prerequisites at a low additional cost. The main challenge, as is often the case with a developer’s and/or contractor’s first certification, was unfamiliarity with the program requirements. It can take some time for a project team to adjust to the new requirements, especially if the contractor isn’t used to providing product submittals and scheduling the extra inspections.

Solutions:

It took a few inspections for everyone to get comfortable with the requirements, but the Green Insight field staff was able to coach the contractor through it, and by the end of construction the LEED requirements were an integrated part of their procedures. Green Insight also introduced the project team to our Project Insight™ online platform for documenting compliance with all the LEED prerequisites and credits.

We are now set up for a much easier, more streamlined process to certify Phase 2.

Project Details:

Santa Fe Civic Housing Authority completed the first 111 affordable LEED® for Homes units in the Santa Fe area: Villa Alegre Phase 1 and 2. The project broke ground in June of 2010 and achieved LEED Platinum certification in November of 2011. The project is a single-family attached (townhouse) project consisting of 44 one- and two-story buildings that have between two and six units in each building. Phase one of the project consists of 60 family units plus a community center; phase two consists of 50 senior housing units, one caretakers’ unit, and a community center.

Included in Green Insight’s scope of work were Enterprise Green Communities, LEED for Homes credit verification, testing during construction and QAD review, energy efficiency recommendations, building material assessments, review of construction documents, specifications, and project submittals.

Challenges:

The overarching goal was to create a sustainable project that had the smallest environmental footprint possible. This was more difficult than one might think because so many community members had their own ideas on what was sustainable. One also has to keep in mind that Santa Fe is a fragile high desert environment with less than 12 inches of rain a year. By the end of our design charrettes, we determined that focusing on energy and water efficiency would achieve our goals on multiple different levels and make the most appropriate use of the grant money obtained.

Garnering public support for this project was an essential success. We wanted to develop quality constructed units (especially within the Low-Income Housing standard) and maximize housing opportunities in the Santa Fe historic downtown area. The City of Santa Fe requires a neighborhood meeting (referred to as “Early Neighborhood Notification”) when a development has a certain magnitude, such as our Villa Alegre. We ended up having not just one required meeting, but several, to really listen to neighbors and respond to their input. We advised the project team on how to achieve their green building goals, facilitated charrettes, and participated in City of Santa Fe oversight meetings that included the Mayor, City Council Members, City Employees, and others.

Solutions:

The project focuses heavily on reducing energy use by incorporating a geothermal exchange system with ground source heat pumps and a 240-kilowatt photovoltaic system. The units also feature ENERGY STAR windows, high-efficiency lighting fixtures, compact fluorescent bulbs, and high-density, blown insulation. Other energy efficiency upgrades include instantaneous water heaters, programmable thermostats, high-efficiency furnaces, and air conditioners, and mechanical ventilation to enhance indoor air quality. As a result of incorporating energy-saving products and technologies, all the units in this project achieved a 32 or better Home Energy Rating System (HERS) index score and will be ENERGY STAR qualified.

Project Details:

This site-specific climate-driven design approach for this LEED® for Homes project demonstrates how sustainable design can be glamorous.

Green Insight’s scope of work included working with the contractor before design started to identify cost-effective design solutions, LEED for Homes credit verification and testing during construction, extensive energy modeling to determine Net-Zero electric, building material assessments, review of specifications, construction documents, and project submittals.

Challenges:

Meeting high client expectations for a glamorously green LEED home nestled into the river ecosystem in New Mexico.

Solutions:

Highly insulated envelope, all-electric heating and cooling system powered by a 7 kW photovoltaic system to achieve net-zero electric. The home was built of non-toxic and recycled building materials with a balanced ventilation system. All rainwater was captured from the use and directed into a cistern for landscape use.

RESULTS:

  • NM Sustainable Building Tax Credit of $30,685.00
  • Federal 45L Tax Credit of $2000.00
  • The design of this home is estimated to result in an annual reduction of 96,818 lbs of CO2e greenhouse gases a year and reduce the homeowners’ energy cost by $4,119.00 a year

Challenges:

Luxury homes have a significant influence on our natural resources, energy, and water usage building these homes green can have a considerable impact on our environment. The size of the home affected not only resource use but also the level of LEED certification.

Solutions:

• Highly insulated envelope with a radiant heating and cooling system with geothermal wells, solar thermal for domestic water heating, 2.5 kW photovoltaic system
• Regionally appropriate green building materials and systems
• An integrated system for tracking gas and electrical consumption was incorporated to allow for ongoing performance monitoring.

RESULTS:

  • Reduced Green House Gas Emissions by an average of 64.2% reductions included CO2 33.6 tons/yr, SO2 82.8 tons/yr and NOx 102 tons/yr. Project achieved a HERS index of 32.
