Project Details:

This is a LEED for Homes Silver certified project consisting of 16 dwelling units in 2 buildings.

Included in Green Insight’s scope of work were LEED for Homes credit verification, testing during construction and QAD review, energy efficiency recommendations, building material assessments, review of construction documents, specifications, and review of project submittals.

Challenges:

This project had a rough start as the architectural plans were made 3 years before the project started under a different version of LEED for Homes and were no longer compliant. This was further complicated by a contractor that had never done a LEED for Homes project, very specialized materials (blast-proof windows, etc.), and a fixed budget that literally required an act of Congress to get an increase.

Solutions:

Green Insight has an excellent relationship with USGBC, and we were able to negotiate for the project to be registered under the LEED for Homes version for which it was designed. This was very helpful, but we then went to work on educating the contractor on the LEED requirements, most of which were in the plans, but not all. There were several points where deficiencies required extra funding to correct, so we worked with the contractor to find the least-cost solutions because any increase would come out of their budget. In the end, the project was certified as planned, and the contractor was able to maintain its profit.

Cannon Air Force Base Temporary Lodging Facility

Project Details:

This project is a temporary housing facility on Cannon Air Force Base near Clovis, New Mexico. It consists of 3 single-story, multifamily buildings, with a total of 28 two-bedroom dwelling units.

Challenges:

The project team on this project was a combination of various Military personnel from different departments, along with a contractor and architect from different remote locations, which created substantially more bureaucratic navigation than any other project we’ve worked on. Additionally, there were major delays from design to build due to national budget issues. Unfortunately, this led to the project being designed for an older version of the LEED for Homes Rating systems, which was no longer available to the project at the time of the build. Finally, the builder was not responsive at times throughout the build.

Solutions:

Green Insight leveraged its long-standing relationships at the USGBC and was able to obtain a one-time exemption for the project to sneak back under the old rating system. Without this exemption, the project would not have been able to certify, as the design changes required for V4 compliance would have created another bureaucratic mess and likely killed the project altogether. The lack of responsiveness from the builder caused some missed inspections and ultimately some extra site work at the end of the project, however, through determination and diligence we made sure the project made the required corrections and met its goals.

Presidio Border Patrol Housing Development Phase II

Project Details:

This project is a federal government housing project consisting of 26 single-family attached homes (13 duplexes) and one single-family detached home built for U.S. Border Patrol employees along the U.S. Mexican Border in Presidio Texas.

Challenges:

The very remote location of this project posed many scheduling challenges. Located an 8-hour drive from our office, travel to Presidio Texas required substantial planning and coordination with the construction team. The severe desert climate also posed challenges for interior comfort and water usage.

Solutions:

Extra effort to coordinate with the builder was a prerequisite for success on this project. Keeping in the loop on the construction schedule, strong communication prior to site visits to assure things were truly ready, along with the builder being willing to turn all the units over at once for final inspection and testing allowed Green Insight to successfully certify all 27 homes in this difficult remote location at above their desired certification target of Silver.

The project utilized a stout building envelope with roof assembly insulation over R40 and walls of R22 to help maintain occupant comfort and energy efficiency in this dry, hot location. These values are above what we typically see in a hot dry environment. By utilizing sparse yet effective planting choices that were suited for the desert locale, outdoor water usage was drastically reduced.

  • LEED for Homes Gold Certification, HERS 72 or better on all units, and a 66% outdoor water reduction
